About the Fund

Timbercreek Mortgage Investment Corporation was launched in July 2008 to provide investors with the opportunity to capitalize on an under serviced segment of the Canadian real-estate market: short-term, Customized Loans to experienced real estate investors.


The investment objective of the Fund is to preserve capital and generate attractive, stable returns in order to pay monthly distributions to shareholders. This is achieved by acquiring and maintaining a geographically diversified portfolio consisting primarily of conventional mortgage loans that are directly secured by residential (including multi-residential), office, retail and industrial real property across Canada, primarily located in larger urban markets and their surrounding areas, which are typically more liquid and less volatile. The Fund targets an aggregate annualized yield (net of all fees and expenses of theFund) equal to the two-year Government of Canada bond yield plus 550 basis points. Since inception, the Fund has exceeded this targeted yield.
